Terms of use

Version 2026-10-02 · Operated by Liam Baines

Landlenz provides indicative screening information only. It is not professional, legal, planning, engineering or survey advice. Verify every result against the primary council, regulatory and survey sources, and obtain appropriate professional advice, before relying on it for any design, consent, purchase or other decision.

1. Indicative information only

Landlenz compiles and summarises information from third-party sources (including council GIS layers, district plans, hazard maps, building code documents and address databases) to support early, first-pass site screening. All outputs — including maps, boundaries, zones, hazard results, rule summaries, calculations, compliance checks and site briefs — are indicative only and may be incomplete, out of date, simplified or wrong.

2. Not professional advice

Nothing in Landlenz is, or replaces, professional advice from a registered architect, licensed building practitioner, planner, surveyor, engineer, lawyer or council officer, nor a Land Information Memorandum (LIM), Project Information Memorandum (PIM), building consent, resource consent, survey or compliance certificate. Landlenz does not determine whether any proposal complies with the Building Act 2004, the New Zealand Building Code, the Resource Management Act 1991, any district or regional plan, or any other law.

3. Your responsibility to verify

You are solely responsible for independently checking all information against the current primary sources, and for all design, consent, pricing, advice and other decisions you or your clients make. You must not provide Landlenz outputs to clients or third parties as verified or final information. Any reliance you place on Landlenz is at your own risk.

4. Third-party sources

Source data is owned and published by councils and other third parties, may change without notice, and may be unavailable. The operator does not control, endorse or guarantee third-party data, and a “no match” or empty result does not mean a hazard, rule, asset or constraint is absent.

5. No warranties

Landlenz is provided “as is” and “as available”, free of charge, without warranties or guarantees of any kind, express or implied, including accuracy, completeness, currency, availability, fitness for a particular purpose or freedom from errors, to the maximum extent permitted by law.

6. Business use and consumer law

You confirm you use Landlenz for the purposes of a business. To the extent permitted by law, you and the operator agree that the Consumer Guarantees Act 1993 does not apply (section 43), and that, as parties in trade, sections 9, 12A, 13 and 14(1) of the Fair Trading Act 1986 do not apply (section 5D). You agree these terms are fair and reasonable.

7. Limitation of liability

To the maximum extent permitted by law, the operator is not liable to you or anyone else, whether in contract, tort (including negligence), equity, under statute or otherwise, for any loss, damage, cost or liability of any kind (including direct, indirect, consequential or economic loss, loss of profit, redesign, delay, consent refusal or third-party claims) arising from or connected with Landlenz, its outputs, any error or omission, or any unavailability. If liability cannot lawfully be excluded, the operator’s total aggregate liability is limited to NZ$100.

8. Indemnity

You indemnify the operator against any claim, loss, liability or cost (including reasonable legal costs) brought by your clients or any other third party arising from your use of, or reliance on, Landlenz or its outputs, or your breach of these terms.

9. Accounts and data

Access is by invitation and may be suspended or removed at any time. Your account stores your email address, an optional display name and a securely hashed password. Site data you enter is stored in your own browser on your device, not by the operator; keep your own records.

10. General

The operator may change or discontinue Landlenz or these terms at any time; continuing to use Landlenz means you accept the current terms. These terms are governed by New Zealand law, and the New Zealand courts have exclusive jurisdiction.
